The Electrical Contractor Problem Nobody Talks About Until the Building Is Done
By the time the electrical problem is obvious, the building is nearly finished. The gear is undersized, the schedule is blown, and the change orders are already signed. Everyone treats it as bad luck.
It is not. It is the predictable result of a decision made months earlier: the electrical contractor was brought in too late to change anything.
The scope nobody owns early
On most commercial projects, the electrical scope is set long before an electrical contractor touches it. Service size, gear location, panel counts, feeder routing: these get sketched during design development, often from load estimates that were never meant to survive contact with a real tenant.
Then the project goes out to bid. By the time a contractor is holding the drawings, the expensive decisions are locked. The contractor is asked to price a design, not improve it. That is the moment the problem is created, and nobody in the room knows it yet.
Undersized infrastructure is a decision, not an accident
Early load calculations are guesses dressed up as numbers. A designer assigns a watts-per-square-foot figure, adds a safety factor, and sizes the service. It looks conservative on paper.
Then the real equipment arrives: the commercial kitchen, the imaging suite, the data closet, the EV chargers the owner decided to add. Actual connected load runs past the estimate, and the service that looked generous in schematic design is now too small.
The fix is not cheap. Upsizing service means new gear, and new gear means utility coordination, and utility coordination runs on the utility's calendar, not yours. The switchgear and transformers involved are often the longest-lead items on the entire job. A load decision that could have been corrected for the cost of a conversation in design now costs a service upgrade and weeks of float you do not have.
The ceiling is a coordination fight, and electrical usually loses
Above the ceiling, every trade wants the same space. Ductwork is big and rigid and goes in first. Plumbing follows gravity and will not bend to accommodate you. Electrical is flexible, which sounds like an advantage and is actually the problem: because conduit can go almost anywhere, it gets routed last, around everything else.
Last place in the ceiling means longer runs, more bends, and feeders squeezed into whatever path remains. On a project without real coordination, that shows up as derated conductors, added pull boxes, and installers fighting the building instead of wiring it. None of it appears in the bid. All of it appears in the field.
Change orders track the quality of the drawings
When electrical documents are thin at bid, the gap does not disappear. It reappears as RFIs and change orders during construction.
A contractor pricing an incomplete design has two choices: carry contingency for everything unknown, which makes the bid look expensive, or bid tight and recover the difference later. Neither is dishonest. Both are responses to a design that was not finished when it was priced. The owner who chose the low bid on thin drawings usually pays the difference anyway, later, at a worse moment, with less leverage.
Commissioning is where the shortcuts become visible
The electrical system is one of the last things energized and one of the first things everyone assumed would just work. That assumption is where the surprises live.
Gear shows up late because it was ordered late. The arc flash and coordination study is not done, so breakers are not set correctly and protective devices trip out of sequence. Panel schedules do not match what was actually installed. The generator and transfer switch have never been tested under load. Each of these is manageable in isolation. Stacked together in the last two weeks before turnover, they become the reason the building does not open on time.
The fix is not a better electrician. It is an earlier one
None of this is solved by hiring a more skilled crew at the end. The skilled crew inherits the same undersized service and the same crowded ceiling. The problem is timing, not talent.
Early involvement changes what is possible.
